Letting Conditions

  • Arrivals and Departures
    Subject to specific prior agreement, you should not expect the house keys to be available before 4pm on the day of your arrival, to allow full opportunity for preparation of the property. Please help us by informing us of your best estimate of your arrival time. Vacation of the property and hand-in of keys should be no later than 10am on your departure day.

  • Guests
    We require names and addresses of all guests staying at the property in advance of your arrival. Guests should in no circumstances exceed two in number.

  • Emergency Contact
    We require before your arrival at least two emergency telephone numbers, with contact names, to cater for non-arrival or accident situations.

  • Children
    The property is not considered suitable for children.

  • Pets
    Pets are not allowed.

  • Smoking
    Smoking is not allowed anywhere in the house.

  • Booking
    A booking will not be treated as confirmed until a signed Booking Form, and cleared funds for a non-refundable deposit of 30% of the total rental, have been received, whereupon the reservation will be confirmed, if possible by e-mail, with details of the balance outstanding. This full balance is payable no later than 28 days before your arrival date, or if later, simultaneous with your date of booking, and we reserve the right to charge a 1% surcharge for payment received thereafter.

  • Security Bond
    We ask you to lodge with us a refundable bond of £100 when making your payment of the final balance rental, to cover the risk of any damage/breakages or extra cleaning. Subject thereto, this will be refunded to you at the end of your stay.

  • Cleaning
    We ask that you take reasonable steps to maintain the property clean and tidy during your stay, leave it on departure as you found it, and deposit rubbish in the village bins provided. If you are staying more than one week, we can arrange to change your bed-linen at a time convenient to you.

  • Prices
    All letting prices quoted are weekly rates and include linen (excluding sunbathing towels), routine cleaning at the end of your stay, water, gas and electricity.

  • Cancellation
    Cancellation of the booking, for whatever reason, can only be effected in writing or by e-mail, and you must request and receive our acknowledgement of receipt. If you cancel more than 28 days before your arrival date, only your deposit will be lost. However, if you cancel less than 29 days before your arrival date, we shall be entitled to claim the full balance rental together with any due surcharge. Notwithstanding the absence of cancellation by you, if the balance payable is not received by us at least 7 days before your arrival date, we shall then be entitled to treat the booking as cancelled. In the event of a cancellation, we will use our best endeavours to arrange for you an alternative letting at dates convenient to both parties, and monies already received from you will be offset against the sum due in respect of any agreed alternative letting. The balance, if any, will then be refunded to you.

  • Insurance
    The letting is conditional upon the warranty given by you on your Booking Form that all guests/occupiers have full insurance for all usual holiday risks, including loss of life, personal injury, accident, medical expenses, loss of deposit and third party claims, operative for the period of your stay. We will not in any circumstances be responsible for any loss or injury arising from such risks.

  • Proper law
    The letting shall be governed by English law, and it is agreed that it shall be subject to the jurisdiction of the courts of England and Wales.
